At some point turnover costs happen (different from R&M or Vacancy) and the investor realizes all her cash flow just disappeared and then some.TK's rarely work in the long term but yes if you have a lot of money and don't mind a negative return and low to no IRR on the back end; go for it!

I think there is a lot of pain to come though as a lot of owners are about to get SIGNIFICANT delays in rents and a huge increase in non-payment,,,with no way to get them out right now due to the virus.

A caution though...be careful getting yourself into too many states, I found out the hard way at tax time last year that having to file multiple state returns in a huge pain...and I'm still struggling to figure out my LLC structure.
