@Erin Onsager are you saying you want to just change the ownership of the property to the LLC?  

We bought a rental property split between 3 SDIRA’s and our living trust, and we’ve always kept the same ownership ratio, both in owner draws and in contributions.

Additionally, finding new owners or a new generation of family ownership that wants to live and work in the area can be a challenge.

A penny saved is a penny earned after all, so this makes home ownership look suspiciously like an income increase.You mentioned turning your home into a cash-flowing asset. 

I have ownership in a variety of properties including multifamily, retail, strip center, multi tenant office and a hotel.  

The stated responsibilities sound more like "Planned Development" than a "Condominium" which are both HOA ownership types in California.

Has anyone ever purchased a percentage of ownership in a rental property?  

With over 20 separate buildings the paperwork to do it right would be huge and very time consuming.I use an LLC in my name, but own all my personal assets as tenants by the entireties with my wife, but my wife does not have any ownership in my LLC. 

I have won the auction on a foreclosed property, but the previous mortgagee’s attorney in fact has  signed a quitclaim deed, transferring ownership to another entity after the upset bid period ended.  

@Jay Hinrichs how do they not have to pay excise tax if they take ownership and the buy has to them biu back from them?
