He would also put Eggshell on flat outside and wonder why the house showed a sheen.

If you’re outside downtown or not directly in the center point of busy areas you’re USUALLY good.

@Quinton Huntley I would move my attention to a tertiary market outside of the big city, you have a lot of military markets around the area that would ensure your success in the market place.

Not really interested in the atlanta area but maybe outside and surrounding neighborhoods.

Just know that appreciation isn't something you can control and it can easily go away due to outside market forces. 

If you have passive income outside of real estate (or one specific syndication) then you can use depreciation right away to offset taxes due on the proceeds from the specific deal and other passive income.
