You shouldn't need any umbrella insurance with Proper since they offer everything in one, but you have the option to up the liability as well.  

They have dealt with those issues before offering you the property.

OMG we received multiple offers some up to 20k over our listing amount.

Multiple states offer much lower prices with cash flow opportunities. 

Right now, I'm sitting on refinance offers to cash out $600k+ and I'm hesitent to do so because the rent collection just isn't stable.
