Lease or Purchase Cost of an Easement Driveway for Business

I'm wanting to buy or lease an easement for a driveway coming from the highway to the back of our business property. I've made contact with the land owner and they are now asking what we are willing to pay. I would have no frame of reference for this. Any information that could help direct our next steps is greatly appreciated, thanks!!!
