I do have a construction team in place so I don't have to it all myself again but I'd like to do a significant about of work myself to save $$$.I'm looking for any advice on my situation and looking to connect with other investors. 

I am all ears to what everyone has to say I am ready to absorb knowledge from everyone who is well seasoned. 

The sides and back are one-story, and I can easily clean those gutters myself during turnovers.I’m also considering that periodic gutter cleanings might be more cost-effective than following the tech's recommendation.Does this quote and the suggested work seem reasonable?

My timeline is probably 1-2 years as I believe the market is softening right now, especially with the high rates.I have two questions: - Is it a terrible idea to actually buy a Condo/Townhome as a primary?

I want to live in one bedroom and fill the other two bedrooms with “Tenants” / old college friends that have agreed to pay rent if I purchased the house.

If all you have is 2 properties, so less than 4 rented units, why don't you qualify for the exemptions from fair housing, especially if the property that caused all the complaints is the same one you actually live in?

I am open to just selling one as well, the person I was going with backed out but it would be a shared room if only 1 ticket was sold.

No leverage, not much in the way of repairs as they are all rehabbed with long term tenants.
