Since we already own a lot of properties, we work to partner with cheap and skilled tradespeople saving maintenance costs.We are proactive in our maintenance so our tenants are happier and they stay on average longer than most tenant occupancy periods (which saves the owner on future leasing).We set up leases to end during summer months where we have the most tenants looking for new houses to rent so we can maximize rental rates.Even though we rent fast, we prioritize make ready repairs so that we can continually keep the property up to maximize rental potential and identify and get great tenants.We are proactive in our collection of rent so we evict faster than self managing investors.We perform inspections to identify how tenants are keeping the property to not renew leases to hoarders and people who break lease terms.We perform move in and move out inspections by video to document condition to charge back tenants on security deposits.For some investors, they are not as on top of all aspects of property management and they should get help (to improve ROI).

For example:I found a property on the MLS in Garland, TX with the following information and analysis (it is under contract now, so no harm in sharing):- I would plan to fully furnish this and offer house keeping too just search which cities have a 'certificate of occupancy' and check their guidelines; at a minimum I believe Dallas, Garland, Mesquite and Farmers Branch.

I feel very comfortable with everything as far as the actual work and construction portion (it's all work I've done/managed before).What I'm unfamiliar with is the legal process (permitting, inspections, occupancy, etc).

HI Michael,You also have one of the best programs available to you, VA financing eligibility.VA does require you live there as a primary residence so duplexes, triplexes, and fourplexes are suitable for this.There's a bit of a stumbling block to apply and document occupancy when you're active duty in distance away from your property (50+ miles) when you're looking to buy and rent out but if your file is structured correctly its doable.This is a great option to purchase property on your path to buying and renting out especially with multi units like 4 plexes.

That is why I specialize in double wides for my rental portfolio and flip stick built homes.As for MHP's they are taxed residential but at a non owner occupant level.
