@Zachary Fix I'm not doubting the local time period for obtaining an easement by prescription... only that you still need to prove your case and get the court order.

Do you have any better methods for obtaining phone numbers for the owners? 

Also, doesn't figuring out the numbers require that I first obtain a decent estimate of repair costs?

It's easy to obtain, costs very little, and doesn't require additional, on-going effort to maintain.

I obtained a phone number and an address for the driver from my tenant, as well as pictures of the damage and of the vehicle in question along with license plate.

Shop around, take your time to obtain bids from different contractors, do not pay in advance!!!

I also get the principal paydown which is much farther along the amortizations schedule than I would be if I obtained a new loan.  

These are all great questions, however, they are all answered in obtaining the condo re-sale package after an offer is made.

From your experience when you have taken property to market as a turn key provider do you list the property through your brokerage or obtain buyers “off market” through relationships and/or places like BiggerPockets?

Also, separate question, if I want to keep them on as month-to-month indefinitely (since so long as rents are below market and their presence makes it hard for me to improve the apartments a year-long lease seems more to their advantage than mine) do I establish a "month-to-month lease" with them that would stipulate when rent is due and what happens at what date when you don't pay, what their responsibilities and mine are, where people can park, etc.?
