The example I've been given by numerous attorneys is if the Seller experiences a medical situation and Medicare is needed, they cannot get that care as long as they own that property and they are then forced to sale, or it can be attached by Medicare.

The higher that number, the more valuable the equity and property areExample:  $100k property; $20k DP (20%);  Ratio PV to equity = 5 to 11 - Property appreciates to $120k; equity grows to $40k;  Ratio = 3 to 12 - Sell property and recover equity as cash $40k3 - Re-invest at 5 to 1 ratio and new PV = $200k....Equity doubled; property value increased by 20%; lost money = $80kNow, how much would you CF increase if you bought 2 $100k properties with the sale money (DP's) instead of keeping the property and having 1 $120k property?

We looked at refinancing to a 10 year balloon at 4.5% but given the complexity of the property there were no comps so it was hard to get refinancing so we ultimately decided to stand pat hoping interest rates recover a bit by the time loan is up and because we will have more financial options in another 3 years.

Again, goes back to not having to reinvent the wheel. 3) Referral Opportunities: Over the years, I have received numerous referrals from other agents around the country that have found me through the company referral directory, or that I've met at a company conference, and sending referrals to another agent has been easier also.

Now me being 37, having seen the boom-bust cycle numerous times now, about 3-1/2 times in my life and having gone through it when I got out of construction and so when you think about what caused the last bust cycle... remember 2007-2008-2009... you had Lehmen Brothers failing.
