You'll also want to ensure you have a good property manager to look after the upkeep of the property if you are not there to notice anything deteriorating or which may need attention.Creating an LLC in California would cost you a minimum tax of $800 every year.

When I walk into a house and think “this is a nice place” I don’t have trouble but if I walk in and think, hmm... it’s been a while since I’ve XXXX, I get a few pages of repairs.  

I don’t think that billing them in the next rent payment, them not being able to pay it, then giving them notice to pay or vacate sounds right.  

So I've been thinking about ways to increase the overall income from a few duplexes that I own in NE Ohio and wanted to see if anyone else had ever tried this, after searching the forums I didn't see much on topic, but if anyone has experience, I'd love to hear how it turned out (the good, the bad & the ugly so to speak)...I've noticed over the past two years that there are only two approaches to washer's and dryers, either provide them as part of the rent or only hookups are included.  

Always have 4-5 contractor numbers to call on short notice.
