I plan on paying cash for the home and then getting a private or hard money loan to rehab.

Also, the fact that the original value was $25k (notice I didn't say you paid $25k), and it's now worth $70-80k, isn't an example of compounding. 

Make some friends with private investigators or people working in collections.

And from now on I will post notice to pay or quit asap.

That said I’ve noticed prices creep up after a few in a row.
