The problem is the eviction letter goes out September 30,2018.

I've trained them on spotting vacant/distressed houses; gathering the owner's info from the assessors site; and getting the initial letter out to the owner.

Prices seem really good right now and we have enough saved up to cover the down payment and my credit is doing great so hopefully we can get the pre-approval letter and start the process.

And once this is all over I'm going to write letters to everyone but Santa Clause detailing what happened.

Due diligence tracks our progress and identifies any red flags pre-purchase; Borrower Management to track the data relating to the borrower/collateral documents/property; and Legal to track/monitor where we are at with demand letters, trustee sales, etc. 

I was thinking about doing it myself, creating my own letters, buying the stamps, buying the envelopes, and then sending these mailers off.
