At this point, I'm doing a ton of research and reading daily but I find all the books and articles in the world can never quite give you the "boots on the ground" feel for a particular area.In an effort to become more knowledgeable, I've been trying to get a handle on the different markets around the country and which are already solid and/or up and coming (COVID-19 issues aside...).

I have read a few articles and have looked at the area and I see a ton of potential with all the development and investment happening in the area.

Honestly, the key document you would need is a solid operating agreement where you clearly define the articles (books,records and accounting, capital contributions, signatory authority, distributions etc.).

Those people need to stop watching so much news. 

Are there any articles or books you recommend I read?
