Hi folks,What are some good free & paid tools that can be used for conducting neighborhood research for a target property?

I recently listened to a podcast wherein an out of state investor referenced google maps in order to judge the vitality of a given neighborhood, but I have qualms with putting my (and my partner's) money behind a virtual litmus test of a neighborhood.

Cross posting fragments any ensuing dialogue and makes topics more difficult to search in the archives.

We are in search of an equipment operator, mostly for grading and hauling dirt, some auger footings or foundation work.

I will be searching for people to help by buying and wholesaling distressed homes and helping distressed people.

., so far below fair market price at retail that the repairs can be covered as well as your profit and the flipper's profit in its eventual retail sale -- or 'buy-and-hold-to-rent-out'er's profit before they would expect to get it rented -- plus the title search, closing, and any tax costs related to your purchase from the seller (usually split somehow) - and finally, the title search, closing, and any tax cost split with whoever buys it from you.Now, that someone could be you (you do trust you and your repair-estimate abilities, don't you?)

I'm searching on the MLS for a rental property.

I've been putting up bandit signs all over Orange County, searching through Craigslist and sending out direct mail, but my phone hasn't started ringing yet with motivated leads.
