@Nathon Norberg - THere is/was a private Facebook group of folks that got together on this and may have found a lawyer to take the case (I believe its under "erentpayment discussion group").I got very lucky and was able to have one tenant take alternative action, otherwise we didnt get beaten up with the debacle.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

The deposit would be less than 6 weeks rent hence the reason I thought it may be a better alternative to both parties instead of having them be on the hook until we rerent the unit.
