I have now met enough fellow investors who are sourcing funds much cheaper so I think its time I make a change.One of my 2019 goals is to secure some alternative financing at cheaper rates - say 10% or less on 6 month fix and flips.

Naturally, inspections are key to making sure you are investing in property that doesn't implode.

@Nathon Norberg - THere is/was a private Facebook group of folks that got together on this and may have found a lawyer to take the case (I believe its under "erentpayment discussion group").I got very lucky and was able to have one tenant take alternative action, otherwise we didnt get beaten up with the debacle.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

Does anyone know why that is and if there is an alternative for ID?

The deposit would be less than 6 weeks rent hence the reason I thought it may be a better alternative to both parties instead of having them be on the hook until we rerent the unit.

Fannie changed their guidelines 2 years ago to now allow this.The next alternative is to do a Non-QM loan.

@Sam Touroonjian yes going to do this but I continue to hear so much about alternate methods of financing with out the banks and was interested in what has really worked for others.

I'm just a guy who understands the current research and the current available alternatives.
