I'm new to multifamily investments, looking for my first deal.  I know a commercial real estate agent who says he has leads for me, but he wants me to sign an exclusive agreement with him before he shares them with me...

Hello guys...anybody aware of any form needs to be signed by the buyer when selling in AS IS condition beside the contract...I heard there should be a final walk through before the closing and the buyer needs to sign acceptance form of AS IS...anybody know how to get that form if exist?

The broker or agent could have instructions from their client to pre-screen the capability of the buyer(s).Out of town buyers some sellers instruct the listing broker or agent not to go under contract or entertain an LOI UNTIL the buyer has driven by and seen the property and decided they still want it.If I believed everything told to me without proof over the years I would be a hamster running around in circles going nowhere.There are always other properties to look at.

Hello can anyone tell me where I could get an Assignment Contract I could use in more than 1 State?

After being under contract for the property, a pipe broke and flooded part of the downstairs unit, I was never told about this until after closing (by tenants).
