I found a listing for a new modern looking property thats under construction thats in my price range.

The thin flathead and multiple Philips drivers work better than modern standard drivers on a lot of the non-standard screws I see in some of the older places I look at in my area.

I would recommend deciding based on these criteria:Will you get along with them and if they are a good fit for the house.Do they have the basic credit, income, and eviction history that you require.Getting Leases and admin stuff set upUse e-sign technology to get leases signed.

Now I'm being steered towards American Modern, but the premium is twice as high!

I invest out of state and I think it is definitely manageable, especially with today's technology.

I'm looking for evidence that HVAC systems are cleaned/maintained, and plumbing systems were updated to more modern piping like PEX, or at least copper lines instead of galvanized. 

Kitchen has mosaic tiled backsplash, new SS appliances, shaker cabinets, quartz counters & modern lighting.

There are a lot of technologies that exist nowadays that can help i.e.

Modernization, automation, management, sales, acquisitions, equipment broker, health, crop animal sciences.
