As a newer real estate investors, it's nice knowing that these deals are at smaller price points to help mitigate risk, it's a great route, but not the only one. 

I hired a PM to manage because I just didn't see how I could do it myself and properly mitigate and manage risk without being able to inspect the unit, other than trusting the cleaning crew.

Mitigated risk and positive alpha by providing safe, clean, functional housing, treating the tenants with respect, and producing results.

I am prepared to ride it out and work with any of my tenants who find themselves unable to pay full rent.I am very fortunate to have 2 small multi-families (4,5 units) so my risk is somewhat mitigated.

Tough to mitigate this scenario, but if a news article is going to make you afraid, then you'll never invest in anything, ever again.

But if you can find that risk-mitigating duplex where 1/2 is turning rent and the other is your contribution... 

Then in 3 years, great cashflow and you are ready to re-fi but you mitigate risk and have a great asset. 

Risk is certainly an issue and each investor has different tolerances as well as abilities to mitigate it.

We have been waiting on several estimates for services (a washer/dryer hookup and also lead mitigation... we failed the required lead test) since the end of July.
