Hi, I am looking into real estate, I’m 24 years old and I’m in the military and I have a degree in Respiratory therapy.

I’m Active Duty military and I’m ready to grind to find my first rental property.

Military Investors - I wanted to post more of a piece of advice with hopes it would generate some discussion. 

There's a few phases - For info for buying, you'll need Leases and terms, breakdown of costs (what is tenants responsibilities and what is landlords), breakdown of CAM (Common Area Maintenance), each units price per square foot, tenants revenue to rent ratioOnce you go into due diligence, you'll need balance sheets, surveys, P&L, and tenants' sales reports for two years. lease docs and amendments including any statement regarding oral agreements, tenant estoppel agreeing with what you've been given, any open permits or zoning issues, environmental reports (don't want to find out later an old gas station or laundromat was there before), owners current budget, a complete list of all property stating who owns what and who is responsible for the care.

Still in the learning phase right now, listening to BP Podcasts, reading articles, etc.

The other option is to introduce the full increase at the end of the tenant's current lease and hope they leave without any issues.Typically we will do lease audits on tenants during the due diligence phase of the buying process.

I purchased my house as a primary residence back in July 2017, lived there for just over two years (until Sep 2019), then moved out due to military re-assignment.

It took a while and it was a hard road, but it looked something like this:Work+graduate HS>military service>work+go to college>get better jobs>save money>buy real estate>about to retire early.
