Even if everything penciled out okay for a 5 year plan, you would still have to consider the intangibles - evictions, vacancies, extra rehab that you didn't expect, building up 6 - 12 months in reserves for each house, personal expenses that come up (getting married, having kids, medical issues, etc.).

The fact that he is making his own referral, only shows he has NO clue on how APS referrals work, and only shows he is attempting to intimidate you with bureaucratic agency initials.If your tenant had needed a Fair Housing  accommodation to use medical MJ due to anxiety, it is on the tenant to provide a request for the accommodation before violating the lease agreement.

Once you know what product and amount of money to put into it: you sign an application, do a medical exam where the nurse comes to your house for 10 minutes (insurance company pays for it), then sign off on the policy and submit your check.

We take less stock in someone who is back and forth paying student loans or medical bills... but when you start seeing constant problems with credit cards, cell phone companies, car loans, etc. those are much more concerning risk factors.
