Hi Guys,I'm new to real estate and I'm hearing about these intermediaries (also called consultants) who say their job is to match buyers and sellers.

Then there is also the risk of something existing (unpaid repair bill, unpaid water bill, etc) that will/may be recorded later.You may even want to extend your search with a call to the local municipality; see if there are any assessments pending that could result in a future lien.Just to share an example, I did a search on a property, and matched up each loan with it's satisfaction, checked the date sequence and was happy to find the loan being foreclosed on was the only loan outstanding.

At least you have a number in their head, and they haven't said no.If the property doesn't match their description, adjust you price.

Owner financing a bonus.

I also do the same data for expired listings and homes that have sold.Then I match that data based on financing.

As I've stated in other blogs the building dept. is all about the "good ole boy" system, so your wife having a in is an awesome bonus.

Good side is it still has the 50% depreciation bonus available till the end of this year.

Its a numbers game.Most investors are looking to get the high interest rate and if they get the property, its a bonus.
