There is a lot of development around and we definitely are producing a unit much higher than the typical in our area, but I expect others to follow suit soon.

#4 What do other investors do to get something that is solid construction and will be durable and look nice but not pay for luxury remodeling? 

Most 18 yr old fantasize about luxury , liabilities, I must say either approach you decide to embark on, you'll do very well.

Luxury is hard to cash flow.

You typically need to get a bit creative such as doing a rent by the room strategy or adding a mother-in-law suite, etc. 

This may be better suited for a different thread so I don't hijack this one. 

If it's a single-family home worth $800K, you may have trouble cash-flowing unless you add a suite or 2nd unit.

I am marketing the property as Luxury and therefore don't want tiny bedrooms in order to add the third, but can make it work. 

Hey everyone, I am Jose my wife and I just purchased our first house that we plan on house hacking here in Yucca Valley CA.We bought a 3/2 sfh, it was purchased with a 100% ltv loan with no pmi.The way the home is setup is basically the master bedroom is connected to a guest suite, that we plan on living in while we rent out the remaining house.We are looking forward to renting it out, and to meeting more local investors here in the high desert area.
