Can anyone share a proforma to model NPV of just selling the vacant lot to a nationwide car wash ($1.5-$2M) - vs construction costs to build out for a QSR or something similar ? 

Household formation spiked sharply in COVID, and that had nothing to do with population growth, and perhaps a lot to do with free money, great jobs, work remote, and more.

There are many investors looking for rental properties in Bergen County area and established investors there already. 

Establish a partnership ahead of time and put it in writing/contract 50/50 60/40 70/30...

It has to be the right partner and any relationship should be established slowly. 

Yes a commercial property/ multi family might be a lot to take on.

If you are looking to work for a large, established development firm this makes some sense.

@Kyle Hassig I would have worked to scale up faster and looked to establish myself with financing partners.
