Ugh.Prop management in my area is 8 -10% Plus half of the first months rent.I'd get some firm numbers from locals on prop management and if there is a wait list for him to be able to rent it.

While I agree to a point with Daves thought process and it can work in more of a retail setting .

Seems to be a shortage of positive cash flow properties available on the local MLS here in central Ohio.

Hey @Bailey Brown - I recommend attending a local meetup about REI (not a seminar) as that's where you'll get to brush shoulders with other investors and players in the RE space in your region. 

I'm new to investing and would love to be able to connect with members here, that are local investors in the Pittsburgh area, to discuss their experiences and recommendations.

Look into military newsletters to advertise locally, the base housing placement office, etc.
