I went through something similar with some tenants of my own in Newark that I inherited when I purchased a 3 family there.  

Hi BP,I have an inherited tenant that is on a 24 month lease, he has 12 months left on his leave.  

I am in the middle of a deal where I am inheriting tenants and a property management company.  

Our goal is to acquire both while keeping as much cash in the bank as possible:1) 3/1.5 in a great neighborhood, available for $100k, inheriting a tenant, intend to hold/rent.

What should I be concerned about legally if I inherit tenants that are not legal citizens?

His rent is a good 40% below market (inherited tenant)He doesnt seem to recognize that he is going to get locked out soon and sent me two texts today asking if i was getting his payments, and telling me that he will be sending another friday.I honestly feel bad for the guy, he took decent care of the apt but was constantly late/behind, he has a tough/seasonal job.
