They have excellent payment history, and their credit can be explained with a history of opening several credit cards and a brief period during covid with a few missed payments.

It's an older book, published in the 60's I believe but I read "how I turned $1000 into a million in real estate in my spare time" by Bill Nickerson years ago and got a tremendous amount out of it.

I like the idea of short/mid term rentals more then the long term...one big reason is not having to move all of his stuff...or at least being able to take my time.
