Hello all, First time posting here.

My tenant travels extensively for long periods of time.

They have excellent payment history, and their credit can be explained with a history of opening several credit cards and a brief period during covid with a few missed payments.  

It's an older book, published in the 60's I believe but I read "how I turned $1000 into a million in real estate in my spare time" by Bill Nickerson years ago and got a tremendous amount out of it. 

I am also trying to utilize the first-time home buyer down payment assistance program, but the site says they don't allow investment opportunities.

Enjoy our vacation rentals for longer periods of time.

Yeah, they hardly ever get cleaned but it's not that time consuming at turnovers.

I like the idea of short/mid term rentals more then the long term...one big reason is not having to move all of his stuff...or at least being able to take my time.
