I would recommend looking for real estate events and connecting with people in the industry to see what the market is like for people flipping, holding long-term, or short-term.

I am looking for a residential real property investor or investors that are looking to purchase a single family home for house flipping or BRRRR.Seller (not me) has very little debt on the home and the property has long term tenants that are interested in staying.

When you say long term game, I will keep the gas stations (it will take long to completely wipe out gas phase) with a potential to stream into multiple different source of income.

If your long term goal is buy and holds. but you may not have the savings at the moment, you may want to try looking in Cincinnati/Northern Ky too.

Depending on where the property is situated and the "local market conditions" I have them rented out as either long term, mid-term or short term.

My long term goal is to buy within the next month, then within six months be ready to purchase our first BRRR or flip; likely out of state because Washington is a little wild with the real estate.

Don't forget about your long-term goals when making investment decisions, taking into account things like diversification, cash flow goals, tax considerations, and potential growth of your portfolio.
