imagine tenants calling your main cell line at 2am for a leak

Example: A house with a leaking pipe.

The roof had leaking issues in many places.

They wanted people to oversee it who have been in the business and understood it.There is always a win/win/win until about 4 days into it and someone feels cheated (During an inspection, a lawn mower, a misunderstanding about a lot line or a neighbors use of the property, a leak that appears or a windstorm knocking a tree over, a mortgage guy that is going to be late on commitment, a bounced EMD check).

We had main riser leaks due to old copper pipes that had corrosion and were springing pinhole leaks likley due to disimalr metals being used in the system creating "galvanic corrosion". it was a big job but we did it all ourselves. went ahead and replaced the main hot and cold risers from the boiler room to the third floor.

For unintentional leaks, you can also install leak detectors so you are alerted right away if water usage spikes.

Clean tidy and orderly.The inspections are also to identify repair needed items, door locks, screens, large items blocking bedroom windows (fire rescue issue), missing electrical covers (why they remove these I have no idea), leaking showers, broken doors, out door child damage to the buildings, etc...They do this as "Asset Management" because they have to. 

If you’re using vinyl flooring cut a piece to match and put it over the little one so if it leaks again you won’t have to repair it again

Or a national firm with local resources.A good exercise for you to perform is go grab a piece of paper (or open up an iphone note). 

It wasn’t fun but fortunately for me it wasn’t leaking.
