Missed out on2 properties due to lendors leading me to believe.  

I have had a couple of great leads and even one appointment but I'm not sure how to go about dealing with a seller whom is requesting 45k interest money for instance nor do I know what my contract would need to say specifically in such an instance.

@Ray Danishyar After watching hours of youtube videos, I have a few ideas and did purchase some programs to help me generate leads, repair cost, deal analysis and so on. 

So house hacking or the $22k I was all in on that first house will lead to more.

If you don't have one, then emotions may take over and lead to bad decisions being made.

It should be that simple, but in my case, the cost of selling, the potential tax liability, and my other investment options have always lead me to keep everything I buy.

I have a lead for an agent/investor in the Arvada area.
