I am taking my real estate sales state licensing test tomorrow afternoon so I am soon to be a Realtor.I have one buy and hold investment property so far in the west valley of Phoenix, AZ.Looks like you have a ton of experience already that will help you achieve your goals.

This is a very interesting situation I run into this afternoon.

Appraisers have gotten lazy.  

Adding up all the down payments, rehabs, additions, etc. we are probably getting close to a 7-digit number ... on my way out this afternoon with the intention of spending another 25K ... and then there is the never ending distressed apartment dance which may turn out to be an expensive lesson all on its own.

But I have not confirmed zoning nor do I actually know if this would be a realistic plan for this lot.I am going to look at it this afternoon, so any So Cal developers who might have an interest (...Karen???)

Some agents are just lazy.

Good afternoon Juliet, This being my 1st post do not take what I have been told and go out to do it.

I wouldn't ever hold one that was sellable, you're better off getting the money out and doing another one IMO, but I do get lazy on rehabs and don't sweat my guys moving slow this time of year.

It feels like September in San Francisco... you can walk east on Market Street in the afternoon with the after lunch crowds and the sun at your back or you can walk west with the sun directly in your eyes so that you can only see an occasional figure or shadow.

Anyways, it's a moot point now as we received loan approval this afternoon, so we shouldn't need the extension.
