Evil finance people aren't the only ones: If a tenant moves in/out on the 15th, many landlords will call that half a month no matter if it's Feb (28 day month) or March (31 day month).

The Landlord Agent sent a contract to the resident that listed a monthly charge of X.

Just wanting to get some other land lords perspectives.

With a new landlord and increasing rents, they may move out and that’s ok.

My goal is to remove the existing mortgages from my personal credit into the LLC where we have landlord ins and an umbrella policy.

The upstairs tenant said the lower tenants moved out because of water damage coming from the tub upstairs that the landlord never resolved and because of kids running around and making too much noise.

My problem with the 3rd (and easiest for the landlord) method is that could end up being quite a few people who don't have a chance of qualifying that end up paying a non-refundable background check etc fee. 

I would love to know how some of my fellow landlords would handle??
