On the mortgage of a n investment property?

I'm closing on my first investment property this week!

@Alicia Marks My wife & I invest in a HCoL area in WA state. 

In 2023, I invested in some Norada Capital Management 7 year Promissory Notes and last week less than one year after signing the last note, I receive a "form" email addressed to "Valued Investor", dated June 20th, 2024 from Marco Santarelli, who signed the letter as CEO & founder, that interest payments were being suspended until further notice without any resumption date.

I just closed the sale of the first four investment properties I ever bought.  

If I proceed with adding one unit, around 1500 sqft, the construction and approval costs may amount to approximately $450K, which would bring the total property value to around $1.35 million.Given that some three-unit properties in Canton have sold for less than $1 million in the last two years, I'm uncertain whether adding this one unit and renting it out would be a wise investment.My questions are:Is adding a single unit worth the investment considering the current market trends in Canton, MA?

Self - is that the best place to invest?

I read the book Rental Property Investing by Brandon Turner, did some research, played with the buying calculator and rental, listened to some podcast.
