I am going to ask the seller to sign the option - my intention is to find the end-buyer, (do not want to put under contract as I am not interested in it myself and not sure if I can find an end-buyer fast enough).Since I never done options - what paperwork is needed to be signed ?

Even conventional financing lenders are very suspicious of flipping - we had to write a letter to Wells Fargo declaring we had not purchased the property with the intention of flipping it - I need to find other lenders willing to finance quick resales.
