Some states mandate a broker's license, others a Salesperson license, while others pursue Institute for Real Estate Management (IREM).

Security deposits, limitation — holding of security deposits, "All security deposits shall be held by the landlord for the tenant, who is a party to the rental agreement, in a bank, credit union, or depository institution which is insured by an agency of the federal government.

This does also not include corporate or institutional investors, who own a large junk of the approximatley 300,000 rental units in the metro area.

No one looks fondly on correctional institutions just because they renamed prisons. 

We don't have institutional investors or builders but there is a push for more housing.

The Federal Funds Rate is the interest rate at which banks can borrower ultra-short-term (overnight) funds from other institutions and government sponsored enterprises.

Yeah you get a property less than market value, but you have to have that money backing you up to get there.Also, know that you are competing against hedge funds and other financial institutions who are bidding up the premiums like crazy, most likely knocking you out of the game, which leaves the properties behind that they aren't interested in, which are the riskier plays.I had as many as 35 tax liens at the peak and I currently have 20 liens in my portfolio with 3, soon to be 4 rental properties. 

There will be additional events that will impact the economy, but none that I have read seem credible: war with China, war with Russia, another COVID, etc.My PredictionsIn the near term, interest rates will be the key factor.If interest rates rise significantly, buyers will be choked off, and prices will fall slightly.If interest rates remain relatively stable, I believe prices will remain relatively static.If interest rates fall even slightly, the demand for homes will surge, and prices and rents will rise.Mid-term (1-2 years), I believe interest rates will fall to 4% or 5%, and prices and rents will resume significant increases.Many individuals and institutions who did poorly in 2022 are seeking more secure investments, such as residential real estate.

This has to be big institution and not private investor.
