He showed me the whole house, told me all the updates he had been making to sell it.We got to the kitchen, and I began speaking with his wife; listing to their intricate and incredible story of being landlords, traveling, and enjoying the good life.Everything was going beautifully. 

It makes it so much easier to research and inspect properties without having to work around another realtors schedule.

Thank you for the responses.I talked to a realtor in the area, and he said that houses in that area do not come up very often, and when they do they sell pretty fast, so i forgot to put those details, but i think it'll be easier just to assign it to another investor, i haven't worked with this realtor, or in the area, so if anyone is interested let me know property is in Mc Farland C.A. 

PNC secured card is excellent start, put $250 - $500 on and DONT use the card. in 3 - 6 months apply for cap 1 card.additionally figure out if you belong to any credit union, they will accept a letter of explanation in regards to the BK and give a lot more credit than the big banks / card companies.With the knowledge i have from working at a large bank I have helped a couple family and friends go from a bk to a very high 700 score in two years so if you have any other questions pm me.I am not claiming to be an expert but have gone through this twice with people very close to me and they are both in incredible credit standings now.Regards,rob

I realize it's easier to just post the question and be spoon fed, but come on.  

It's more streamlined and the check points are easier so focus is on the bottom line and not too much in the details upfront.

Let me make this a lot easier for you. when you take over the debt on a property, you are not generally looking to give the seller anything other than debt relief.
