The reason for this is that we incorporate rent increases consistent with inflationary pressures into the lease terms over the period of 2-5 years, depending on the lease agreement reached, and many security deposits only match what is paid per month on the front end.

Most QIs with a national footprint easily handle exchanges nationwide regardless of where they are physically located. 1031 is a federal statute and so is handled the same no matter where your property is located.
