I live in CA, will begin investing in a rental property in OH with my partner in the next few weeks.Plan now is to buy the first property outright, improve and rent it out, and use that property as collateral to buy the next property, while we learn as much as we can from this forum and those who have done it before.Happy to make any connections and help anyone however I can.

Benefits - the owner collects a monthly they could not have created other wise, after the terms of the lease agreement expire the owner is returned an improved house at my expense.
