I'm open to trending areas and suggestions nonetheless. 

Rising inventory, high taxes, increased (and often misguided) tenant protection laws, and demographic trends that point in a bad direction for future growth.

The trends are not in your favor.

Here is what I have so far:- Listened to 10-20 BP podcasts- Attended 1 webinar- Read countless forum/blog posts- Started doing preliminary research for markets (economical, population, other trends)- Researched "my niche", which currently seems to be between either flipping, BRRR, or typical buy/hold (see below for my advantages)I have a few advantages that I should leverage. 

I was wondering because if the most of the homes are owner occupied and a decent amount are renting to non-section 8 families that neighborhood is probably on an upwards trend.  

I believe Spokane is on the rise and will continue to trend that way for the foreseeable future. 

This neighborhood in downtown Las Vegas was trending and we knew it was a great opportunity How did you find this deal and how did you negotiate it?

I'm currently thinking about North Carolina and keep in mind I'm going to want to buy my first property.Could anyone explain the process they go through to look at market trends in real estate so I can have a good understanding that this is the right move?

.- Zillow trend shows appreciation close to inflation, very slow.- Built in 1960's, so might be hidden repairs.
