Im new to real estate investing, I have 7 years of experience building from new homes to commercial builds.

I did recently purchase a home to start our family in, however I would like to look for an investment property.

The beneficially of land trust is my CA single member LLC.Single-family homes and condominiums are only exempt from AB 1482 if BOTH of the following conditions apply: The property is not owned by one of the following: a real estate trust, a corporation, or an LLC with at least one corporate member.Am I exempt from AB 1482 or not?

Downside on FHA is the Self Sufficiency rule where all units, taken at 75% of gross rents must at least equal the total mortgage payment including property tax, home  insurance and FHA monthly mortgage insurance.

I am looking to start off house hacking but with so many listings I would like to know if there are some strategies for organizing home information (real estate software, excel set up, hand written, etc).

Does anyone have any tips or suggestions that they wish they knew before they opened a brokerage? 

At the price of a nice vacation home here I could invest in many other highly profitable places.

I'm interested in both multi-family homes (MFH) and single-family homes (SFH) priced under $80k.

I am also planning to sell my home and purchase a new one, hopefully within this year.
