Guests can sometimes pull a fast one and get a refund, leaving you high and dry.

I own 93 acres with a fully stocked, private large pond/small lake in a coveted area of the Triangle in NC where you can't find this much acreage available, and I would like to know the best way to partner with a development company or other organization to create a high end, beautiful community on this site. 

Do you believe, with what data is available, that interest rates are expected to fall substantially enough (within the next 365 days) that it would simply make sense to wait instead of jumping in with such loan products due to their current high rates/PPP's?

Went from the 40k a yr to 130k a yr salary and high savings rate also... 

You can have a highly successful one operating right next to a struggling one.

They suggest that I use their contractors, but their pricing seem outrageously high.

Area is in somewhat high crime but there is a police station right across from it.
