I have a pretty good chunk of equity and was planning on doing a refi to get into the game but the mortgage company (Suntrust) just told me that Texas has a law that states a mortgage company must have a physical office in the state before they can do cash out refi's.I guess I could do a HELOC but I'm a little hesitant.

With all of the talk about the market being at its peak and being primed to fall I'm hesitant to put myself into a situation where I'll be stuck with two house payments and no way of making them with my current income, although with my current plan of action I may end up with more houses than I can pay for anyways if I end up with two or three under my belt instead of just one.

I do not have any experience in getting loans from friends, family or a private lender and am a bit hesitant in doing so and don't know much about structuring a deal like that.
