While there have been stats come out the past couple of months that say rents are up, I don't really believe that when you see the newer properties offering 2-3 months free rent.

If you use a DSCR loan, the lender will underwrite against the property's income, your personal credit and experience, and will source whatever downpayment funds you use.

All of those help me purchase a property with as little out of pocket as possible and we usually execute with Hard Money.Hope all of that makes sense but feel free to ask anything additional.
