So first thing to check is if he did this, then find out if the check is actually cashed.

I have also seen no interest reserve whatsoever and while the cash needed on day of origination might seem much lower, once applied to the transaction, the cash requirement is actually much higher (albeit partially delayed in being required).

Wondering if anyone had any ideas (or if you are a wholesaler) on how to get on a buyers list (and actually get sent the decent deals).

@Shaun Palmer - I'm a lender out of Texas and we've actually referred a number of clients to them.

(the house to be section 8 approved and a tenant there, probably isn't in such bad condition) What actually is Section 8?.

I have spoke with a tiny home lender for a potential deal, but did not actually close on it.

For example, in my metro area they have to actually obtain a salesperson license and register.    

My guess is the agent had it listed too high.
