If you want to achieve financial freedom as most investors you will need to get some skin in the game so that others know that you are not just a tire kicker.

They have more skin in the game then you do.Make sure you get clear title.

Making the commitment to become a RE Agent and investing $$$ towards Personal Development are prime examples of putting skin in the game.

I recommend putting some skin in the deal.

Is it better to have more skin in the game (at least 20% for downpayment) or is it better to put down less so that you are not using up your own money? 

We all know there are more than one ways the skin the cat in this game.

For me, the idea of flipping a property OOS seems doable but very risky without having someone with real skin in the game on the spot to run the show.

Banks are much healthier now and people have more skin in the game with larger down payments the last 10 years.. unlike last time.

I worry about these prospects, and traditionally have passed on them because it seems they aren't putting much thought into the place where they intend to lay their head (no emotional "skin in the game") and might be cavalier how they treat the place. 

Develop thick skin and patience.
