Is there an option out there for conventional/hard money lender loans for buy and hold investors who want properties under 100k or loans amount of under 75k?

Our Privateinvestors will fund the remaining 10% of the purchase price, the first portionof the rehab (to be drawn later from the HML), and the holding costs.

My question is should I continue looking for a single family home and apply the same game plan I had or look into a multifamily and if so what is a proper/realistic listing price for one?
