Definitely considered talking to the neighbors about it, I do talk with some of them frequently.

So ideally you would do this with an escrow/title team that you use for other stuff, frequently, that's of a normal amount of profit to them.

Due to interest rates, the buyer pool is narrowed - houses are starting to sit on the market longer, and prices are being dropped more frequently. 

@Byron Bailey, if prices are being dropped more frequently, then no one should be sitting on the sidelines.

Also you will have a wider variety of buyers because a lot of buyers do not want to have to wait 2-5 months to move into a house if they are not investors.

Further, the trash company the HOA uses routinely misses trash day for a variety of reasons, and when they do come they don't get all of the trash!
