It's a great niche to be in, because it takes EFFORT to track down the leads which many aren't willing to put forward in most cases, so the competition stays pretty low in most markets.

If we all quit buying they would quit selling........I had a friend forward me Preston and Thans stuff so I can check it out......I admit I only skimmed through it, but it was all the same generalization and vagueness you can find anywhere else....although I am a hypocrite b/c I do randomly buy these programs/books/courses every once in a while to tee see if I get 1 nugget

Keep in mind that this 50% rule is a quick, "back of the napkin" calculation of the expenses and NOI (net operating income) and should not be the final decision maker to move forward or back out of a deal.

I think if I looked at my education as my backup I wouldn't have moved forward nearly as fast as I have.
