As far as I can tell the Cash on cash return from a quality turn key operation will be less than 15% closer to 10% but the trade off will be access to support that you would not have otherwise.I would be interested in seeing some of our turn key investors give examples of their results and actual returns as well as your experience with service from the sellers of the investments you have purchased.

The only thing I hired out was a structural engineer to design new beams for the places I removed bearing walls.The issue is that many jurisdictions require licensed contractors for some trades and require a GC license to pull permits for non-OO properties.

Not all trades require licenses, and this varies a lot from place to place.You would usually want to have insurance, too.A good place to start would be a discussion with the building department at one of the cities where you plan to work.

We are a trade deficit nation, which is not inherently bad but means that according to the sectoral balance approach the federal government must run a deficit greater than the trade deficit in order to facilitate the private sector's desired savings rate and allow for growth.Our economy has been more at risk of deflation than inflation for a while now which is why we needed not only fiscal stimulus but also monetary stimulus.
