Hi all, I am getting ready to close on my second deal and its a whole sale deal that seemed to be awesome until i find out yesterday it has $100,000 fines in code enforcement violations since 2013.

Agreed with the above - In Missouri, I have yet to meet a hard money lender that will fund foreclosures since they need a window to inspect/appraise and you don't get that with a foreclosure sale. 

Sell- After sales fees etc we will walk away with approx. $91K - Much less then the initial down payment and what we have paid since 2007.Keep renting - We are on the low end of rent still and could probably raise if another $25-$50 per month within the next year - other expenses - HOA- 1,120 annually ; Home Warranty - $755 annually  OR something else?

If you do buy the property personally and then transfer it to your LLC, that could trigger the due on sale clause found in most standard mortgages.

For Sale By Owner, direct contact with the seller.

Sale price is $100,000 I use LOC for 20% and then take a conventional loan out for $100,000. 

Hello, I have 308 Acres of pristine jungle for sale on the pacific coast of Panama.

We borrowed some cash from my parents to purchase a home for $13,000 with approximately $20,000 held in escrow for the Cleveland Heights Point of Sale.

I calculated our cap rate using the formula with the sale price for the property.

We took our condo off the rental market and put it up for sale some 75 days or so ago, adjusted the price twice, and haven't gotten a single serious nibble.
