There’s no getting around folks that just couldn’t afford to book a bunch of rooms on the strip (if the rooms are even available at the right time for their occasion).

This is the norm and I tend to set this at a time and materials basis to an amount not to exceed.

If the loan gets called and you can't cover it you could go to jail. land trust while nice is still an alienation of title and banks can and will call loans.. they are not clueless when thousands of folks all of a sudden create land trusts  LOL.. they know whats really happening..
